Maximum land use coefficient<\/a><\/li><\/ul><\/nav><\/div>\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"1_What_is_the_land_use_coefficient\"><\/span>1. What is the land use coefficient?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n<p class=\"wp-block-paragraph\">The land use coefficient is the ratio of the total floor area of a building, including basement floors (excluding floor areas used for technical systems, fire prevention, and fighting, evacuation spaces, and car parking areas of the building) to the total area of the land plot.<\/p>\n\n<p class=\"wp-block-paragraph\"><em>(Section 1.4.21 of QCVN 01:2021\/BXD issued together with Circular 01\/2021\/TT-BXD).<\/em><\/p>\n\n<p class=\"wp-block-paragraph\">Land use coefficient = Total floor area of the building \/ Total area of the land plot<\/p>\n\n<p class=\"wp-block-paragraph\"><em><strong><span style=\"text-decoration: underline;\">For example:<\/span><\/strong><\/em><\/p>\n\n<figure class=\"wp-block-image aligncenter size-full is-resized\"><img loading=\"lazy\" decoding=\"async\" width=\"896\" height=\"280\" src=\"https:\/\/smvn-law.com\/wp-content\/uploads\/2024\/04\/image-2.png\" alt=\"\" class=\"wp-image-23746079\" style=\"width:512px;height:auto\" srcset=\"https:\/\/smvn-law.com\/wp-content\/uploads\/2024\/04\/image-2.png 896w, https:\/\/smvn-law.com\/wp-content\/uploads\/2024\/04\/image-2-480x150.png 480w\" sizes=\"auto, (min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) 896px, 100vw\" \/><\/figure>\n<ul class=\"wp-block-list\">\n<li><em>A residential land plot has an area of 80m\u00b2. With a land use coefficient of 1.76, the total floor area is calculated as: 80 x 1.76 = 140.8 m\u00b2. <\/em><\/li>\n\n\n\n<li><em>If the land use coefficient is higher, the floor area of the house will be proportionally larger. Consequently, the land plot will be more valuable.<\/em><\/li>\n<\/ul>\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"2_The_significance_of_the_land_use_coefficient\"><\/span>2. The significance of the land use coefficient<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n<p class=\"wp-block-paragraph\"><strong>The land use coefficient (HSSD\u0110) <\/strong> is created to control the construction of buildings with excessively large floor areas compared to regulations. It also reflects the effective land use rate in each construction area.<\/p>\n\n<ul class=\"wp-block-list\">\n<li><strong>Economic efficiency<\/strong>: HSSD\u0110 corresponds to high economic efficiency, as it allows for an increase in floor area and construction density. Investors can save land funds while the project scale remains unchanged.<\/li>\n\n\n\n<li><strong>Population density<\/strong>: The land use coefficient (HSSD\u0110) affects the population density of the project. When HSSD\u0110 is high, the population density in the urban area is also high.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">By looking at the HSSD\u0110, land buyers can estimate the future scale of the project and assess the profitability potential of the real estate. At the same time, HSSD\u0110 reflects the quality of life of the resident community and the benefits of the owners of the apartment products when the project is completed. \ud83c\udfd7\ufe0f\ud83c\udfe1<\/p>\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"3_Maximum_land_use_coefficient\"><\/span>3. Maximum land use coefficient<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n<p class=\"wp-block-paragraph\"><strong>The maximum land use coefficient <\/strong> is determined in the planning or urban design documents.
