1. What is the land use coefficient?

The land use coefficient is the ratio of the total floor area of a building, including basement floors (excluding floor areas used for technical systems, fire prevention, and fighting, evacuation spaces, and car parking areas of the building) to the total area of the land plot.

(Section 1.4.21 of QCVN 01:2021/BXD issued together with Circular 01/2021/TT-BXD).

Land use coefficient = Total floor area of the building / Total area of the land plot

For example:

  • A residential land plot has an area of 80m². With a land use coefficient of 1.76, the total floor area is calculated as: 80 x 1.76 = 140.8 m².
  • If the land use coefficient is higher, the floor area of the house will be proportionally larger. Consequently, the land plot will be more valuable.

2. The significance of the land use coefficient

The land use coefficient (HSSDĐ) is created to control the construction of buildings with excessively large floor areas compared to regulations. It also reflects the effective land use rate in each construction area.

  • Economic efficiency: HSSDĐ corresponds to high economic efficiency, as it allows for an increase in floor area and construction density. Investors can save land funds while the project scale remains unchanged.
  • Population density: The land use coefficient (HSSDĐ) affects the population density of the project. When HSSDĐ is high, the population density in the urban area is also high.

By looking at the HSSDĐ, land buyers can estimate the future scale of the project and assess the profitability potential of the real estate. At the same time, HSSDĐ reflects the quality of life of the resident community and the benefits of the owners of the apartment products when the project is completed. 🏗️🏡

3. Maximum land use coefficient

The maximum land use coefficient is determined in the planning or urban design documents. However, it must comply with the regulations in the table of maximum land use coefficients for residential land plots, urban service buildings, and high-rise mixed-use buildings according to the land plot area and building height as follows:
